Which areas do you cover?
We manage properties across Krabi province, including Ao Nang, Klong Muang, Nong Thale, Sai Thai and Krabi Town. If your property is outside these areas, contact us and we will tell you honestly whether we can service it properly.
What does property management actually include?
Regular inspections with photo records, supervision of gardeners, pool and cleaning staff, utility and tax administration, key holding, emergency response, and a written report after every visit. You approve any spending on your property before it happens.
How much does your service cost?
Fees depend on the property type, its size and the level of service you need. We prepare a written quotation after the first assessment visit, with no obligation.
Can you manage my property while I live abroad?
Yes. Most of our owners are based overseas. We communicate by email, LINE and WhatsApp, and send photo reports so you can see the condition of your property without flying in.
Do you handle both long-term and holiday rentals?
We do. Long-term tenants give you steady income with less turnover; holiday rentals can earn more but need more day-to-day work. After seeing your property we will recommend the option that fits it best.
How often will I receive reports?
You receive a report after every inspection visit and a monthly summary of income and expenses. Urgent issues are reported to you the same day they are found.
What happens if something breaks?
We assess the problem, get quotations from contractors we have worked with before, and send them to you for approval. For genuine emergencies such as a water leak, we act first to limit damage and inform you immediately.
