What Owners Should Check Before the Rainy Season

A short checklist that prevents most of the damage we see in Krabi between May and October.

Every year we see the same avoidable damage after the first heavy rains. Almost all of it is prevented by a morning of work in April.

Roof and gutters

Clear leaves from gutters and downpipes, and check roof tiles or sheets for movement. Blocked drainage is the single most common cause of water entering a house here.

Drainage around the building

Make sure ground water runs away from the walls, not towards them. Garden levels change over time and often start to slope the wrong way.

Electrics and outdoor fittings

Check outdoor sockets, garden lighting and pool equipment for cracked seals. Damp gets into fittings long before anything visibly fails.

Air conditioning and humidity

Service the units before the season, and leave a plan for running them periodically if the house will be empty. Closed, unventilated rooms grow mould quickly.
